This is an important role within our London Estate business. The London Estate is a c. £5bn property portfolio, with residential, retail, office and hotel assets located in Mayfair and Belgravia. We're looking for someone who is knowledgeable in the residential field and has a keen eye for detail. You'll need to be efficient and organised, with the ability to multitask and prioritise your workload. This role sits within the London Estate Investment department. The team have responsibility for cross sector capital transactions activity. This includes acquisitions for hold or trade and disposals, the funds from which are used to support our investment and development pipeline. The main responsibilities for the Residential Investment Manager role will be to efficiently co-ordinate our statutory enfranchisement pipeline and have responsibility for valuing and executing 20-year lease sales in Eaton Square. This will require a good working knowledge of enfranchisement and residential valuations in order to be able to effectively challenge advice and make balanced recommendations back to the business. In a typical year we will have approximately 65 live enfranchisement claims ongoing and 10-12, 20-year lease sales. The ideal candidate will have prior experience in residential valuations and enfranchisement work and possess a strong understanding of relevant legal frameworks and regulations. You will be responsible for maximising the performance of our external advisors (solicitors and valuers) and ensuring that valid statutory claims are processed quickly and at the optimum price. The ability to communicate, both verbally and in writing, compelling and balanced business recommendations using both financial and strategic analysis is an important part of the role. Key Responsibilities Working closely with our appointed valuers and solicitors, take the lead with co-ordinating the efficient processing of enfranchisement activity, ensuring that valid claims are processed quickly and efficiently and at the optimum price Write compelling and concise business recommendations for a variety of internal stakeholders using both financial and strategic analysis Value, negotiate and execute 20-year lease sales and 20-year 'top-ups in Eaton Square Help identify which properties should be prioritised for sale or acquisition through carrying out hold/sell analysis (including considering both investment and strategic criteria) Ensure that all sales activity accords with our Freehold protection measures and Eaton Square strategy Contribute to annual budgeting, quarterly re-forecasting and monthly reporting requirements Lead agency and advisory relationships for transactions you are responsible for including our enfranchisement valuers, residential agents and solicitors. Help identify and contribute to executing other forms of residential capital raising activity including changes of use (to residential) and premiums for alterations If required, efficiently process and supervise requests to assign, underlet or other lease related authorisations required Key Requirements Demonstrated experience in a similar residential role Property professional (MRICS) or other recognised business qualification Financial appraisal capability - fluent with running development appraisals and understanding the key drivers of development and project performance Business Recommendations - ability to communicate, both in writing and verbally, compelling and concise business recommendations for a variety of internal audiences Residential Market knowledge - experience within the prime central London residential market is preferred together with a genuine interest in market trends and dynamics Have an existing network of industry contacts and relationships Creative thinking and problem solving - an aptitude for creative problem solving and entrepreneurial thinking in a fast-paced environment Experience with residential valuations and residential asset management A good working knowledge of enfranchisement legislation and valuations would be advantageous (although additional training and development in this area can be provided).
