Base pay range: $175,000.00/yr - $230,000.00/yr
Under the leadership of the Chief Operating Officer, the Director of Real Estate Development will lead the strategic planning, project operations, and execution of all real estate development projects for Community Housing Development Corporation ("CHDC"). This visionary leader will manage the entire real estate development portfolio, foster community partnerships, and advance the organization’s mission.

Essential Functions of Position
Strategic Focus
- Develop and implement the real estate development strategy aligned with CHDC’s mission.
- Lead the identification and assessment of new development opportunities.
- Oversee feasibility studies, financial analyses, and market research.
Leadership
- Provide leadership and a clear vision for the real estate development team.
- Coordinate acquisition activities and annual goals with the Executive Team.
- Represent CHDC to housing organizations, public agencies, and community meetings.
Strategic Planning and Leadership
- Develop and implement the real estate development strategy in alignment with CHDC’s mission.
- Lead the identification and assessment of new development opportunities.
- Oversee the preparation of feasibility studies, financial analyses, and market research.
- Advocate for affordable housing through public presentations and community policy groups.
- Coordinate regular staff support to the Project Committee composed of Board Members.
Project Management
- Manage all phases of real estate development projects, including site acquisition, entitlement, design, financing, construction, and close-out.
- Coordinate and supervise project teams, including architects, contractors, consultants, and stakeholders.
- Ensure projects are completed on time, within budget, and to the highest quality standards.
- Develop and manage project budgets and financial models.
- Secure project financing through grants, loans, tax credits, and other funding sources.
- Oversee financial reporting and compliance with funding requirements.
Community and Stakeholder Engagement
- Foster relationships with community members, government agencies, and partners.
- Lead community outreach and engagement efforts to ensure projects meet community needs.
- Represent CHDC at public meetings, hearings, and other events.
Project Scheduling
- Create and coordinate project schedules and maintain a process for the project team.
- Adhere to and hold accountability to timelines.
- Create and maintain financing timelines and understand funding cycles.
Compliance and Risk Management
- Ensure all projects comply with local, state, and federal regulations and standards.
- Identify and mitigate project risks.
- Maintain accurate project documentation and reporting.
- Prepare and submit reports to funding sources in a timely manner.
- Complete project close-out.
Qualifications
- Minimum seven years’ experience in housing/real estate development, real estate finance, or planning. Minimum three years supervisory experience desired. At least five years’ experience as a Housing Development Project Manager.
- Bachelor’s degree in business, real estate, or planning or equivalent; master’s desired.
- Experience and knowledge in developing affordable housing projects within budget and deadline constraints.
- Experience managing multiple activities from inception to completion, preferably in nonprofit/affordable housing issues.
- Strong financial background, preferably affordable housing real estate finance.
- Construction loan closing, permanent loan conversion, and project close-out experience.
- Ability to work independently with minimal oversight.
- Knowledge of public entitlement and funding processes.
- Strong oral, public presentation, and written communication skills.
- Proficient in Microsoft Project, Excel, and Word.
- Ability to work in teams and coordinate diverse input into the development process.
- Creative problem solving skills.
- Background check required.

- Requires the mental acuity to perform essential functions accurately and timely.
- Must be able to meet with stakeholders inside and outside the office.
- Must be able to lift at least 20 pounds.
