Job Overview
We are seeking an experienced Operating Engineer to join our team, who will play a crucial role in overseeing the physical condition, appearance, and operational efficiency of our entire portfolio of properties located throughout Los Angeles, Orange, and San Diego Counties, utilizing a company vehicle.
Responsibilities
- Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety and operational standards, including same-day travel between LA and San Diego in a company vehicle.
- Self-perform miscellaneous property repairs including, but not limited to, painting, plumbing, pressure washing, caulking, low voltage electrical, ceiling tile replacement, lamp & ballast replacement, etc.
- Solicit proposals as well as oversee and inspect the work performed by outside contractors. Contracted work includes HVAC, plumbing, lighting, F&LS, roofing, waterproofing, etc.
- Manage electronic work orders and complete or delegate repairs as needed.
- Perform routine property inspections and follow up on all punch list items.
- Establish a preventative maintenance program with schedules to ensure optimal operation of building systems and related capital improvements/equipment.
- Assist in the preparation and management of the annual maintenance budget.
- Maintain accurate records of maintenance activities, expenses, and project timelines.
- Provide regular reports on the status of maintenance and improvement projects to senior management.
- Respond quickly to emergency situations, including after-hours maintenance related emergency calls, including fire alarm notifications. Summon additional assistance as needed.
- Perform other duties as assigned.
Skills / Qualifications
- Basic electrical knowledge including lighting/ballast replacement, receptacle replacement, troubleshooting electrical issues, etc.
- Basic plumbing knowledge including automatic flush valves, automatic faucets, wax ring replacement and troubleshooting other various plumbing issues.
- Basic knowledge of HVAC, fire & life safety, storm wastewater, roofs, and building access systems.
- Ability to use personal computer and/or phone for basic research, work order system, mileage tracking, property inspection reports and email correspondence.
- Ability to write memos and ask clarifying questions to ensure understanding.
- Ability to author routine reports and correspondence.
- Ability to respond to common inquiries or complaints from Tenants and Vendors.
- Ability to take ownership, self-motivated, responsible, and work independently as well as part of a team.
- Attention to detail and proactive in maintaining a clean and professional working area including all mechanical and utility rooms.
- Excellent customer service, ability to get along with a large variety of people.
- Ability to prioritize work order urgency levels.
Education / Experience
- High school diploma or equivalent.
- Valid driverβs license.
- Minimum 3 years of related experience and/or trade school training.
- Develop solutions and implementation plans, project justification, cost/benefit analysis, and overall management of project implementation.
- Knowledgeable and skilled in the safe use and maintenance of hand tools and power tools.
- Computer skills at a level to interact with building work order system and correspondence with management office, vendors, and tenants.
