Position Overview:

Pennybacker seeks a motivated, curious, and collaborative individual to join our Real Estate team as a Director focused on portfolio and investment optimization. The role involves executing and adapting business plans for portfolio investments in the Western and Central regions, with a flexible location in Denver or Austin based on candidate fit.

The ideal candidate will have a strong understanding of real estate investments, excellent analytical skills, and a passion for solving complex challenges, with a drive for continuous improvement and innovation. This role offers the opportunity to work closely with senior investment leaders and contribute to the growth of our real estate strategies.

Essential Functions

1. Lead and support organizational teams, fostering collaboration and development.
2. Own projects, driving progress independently while coordinating with cross-functional teams.
3. Manage Portfolio Optimization processes, identifying risks and opportunities, and advising the Investment Committee on business plan adjustments.
4. Oversee development, leasing, onsite management, sale, and refinance processes, including negotiating legal documents.
5. Develop and lead execution teams involving joint venture partners, third parties, buyers, and lenders.
6. Ensure accurate financial analysis, including proformas and feasibility models.
7. Apply excellent problem-solving skills and navigate complex situations with empathy.
8. Travel approximately 20-40% for site visits and meetings.

Qualifications and Core Competencies

1. Minimum 8+ years of experience in real estate investment management or relevant fields.
2. Proficiency in financial modeling and analysis.
3. Familiarity with AI modeling tools and research platforms like Costar, RCA, Greenstreet.
4. Strong teamwork, initiative, problem-solving, communication, self-awareness, continuous learning, resiliency, and adaptability skills.
