Clear Channel Outdoor is seeking a Director of Development, Northern California to develop new outdoor Advertising Assets while building relationships at all levels of government. The successful candidate will strategically manage and grow the region’s portfolio of real estate assets while navigating the federal, state, and local regulatory environment.
Job Responsibilities:
- Comply with applicable Federal, state regulations, local rules, and ordinances
- Negotiate existing and new lease agreements with favorable terms
- Work with legal counsel in all matters involving zoning, relocation, permitting, lease contract negotiations, and support any legal actions
- Identify viable development opportunities including competitive inventory
- Work with Building, Electrical, General Contractors, Surveyors, and Engineers
- Identify, secure, permit, and orchestrate the building of new assets in the market
- Work with State, County, and City officials on all matters pertaining to the development of new assets and all relocations
- Attend regulatory and public hearings
- Pursue modernization of existing ordinances to provide for the use of current technology such as digital format
- Collaborate with the VP Real Estate and VP Public Affairs to achieve shared market goals and objectives
- Manage Development Rep
- Join select chambers of commerce/boards and participate regularly in events to positively represent Clear Channel Outdoor in the community
- Perform other duties as assigned
Job Qualifications:
Education and Certification
- Bachelor’s degree preferred or equivalent combination of education, training, experience, or military experience
- Graduate degree or a real estate license preferred
Work Experience
- 5 years real estate experience, preferably in charge of either significant portfolio management and/or the entitlement process for a real estate leasing/development firm
- 2 years management experience required, preferably in a related field
- Relevant experience in managing 3rd party vendors
Skills
- Knowledge of market demographics
- Draft, read, and comprehend complex and persuasive business correspondence
- Ability to read and comprehend maps, blueprints, and site plans
- Strong computer skills required for detailed research and analysis
- Ability to understand and calculate basic IRR analyses and proformas
- Extensive knowledge of real estate principles and practices with an emphasis on field work including lead generation and application of regulations
- Knowledge of media and advertising industry, business cycles, key revenue and expense drivers
- Deep and broad business acumen with strong analytical, critical thinking, decision making, negotiating, and problem-solving skills focused on achieving business results
- Proficient in Microsoft software applications (i.e., Word, Excel, Outlook, and PowerPoint)
- Able to accurately assess situations, perform root cause analysis, and provide solutions
- Extensive experience responding to RFPs and creating exceptional proposals
- Excellent verbal and written communications skills including acumen in delivering presentations

Physical Demands
- Employee must have the ability to sit and/or stand at a desk for a minimum of 8 hours a day and complete tasks requiring repetitive use of hands
- Employee must have the ability to see written documents, computer screens, and to adjust focus
- This job is performed in a temperature-controlled office environment
Other Requirements
- Occasional travel outside the market area for legislative sessions and company-sponsored events and trade meetings
- Has a valid driver’s license
- Access to a reliable vehicle
The Targeted Salary Range for this California position is $135,000 to $145,000 annually. Bonus Eligible.
