Position Summary
Lead a tenant coordination team and ensure all lease‑obligated landlord construction work is completed before the delivery of premises to the tenant. Provide strategic oversight and mentorship to align with organizational goals and key performance indicators.
Job Duties
- Communicates with tenants and leasing partners, defining project scope, drafting preliminary drawings, assessing existing spaces, and providing design criteria.
- Reviews and approves tenant plans, sign drawings, and coordinates with the Design Department.
- Monitors tenant construction for adherence to plans and schedules, reviewing contractor information, conducting final inspections, and managing the tenant allowance process.
- Translates and estimates landlord scope, negotiates contracts with general contractors, identifies cost‑reduction opportunities, and engages architects and engineers.
- Oversees construction, including on‑site inspections, meetings, RFI conversations, change orders, pay application review, close‑out, and handover to property management.
- Reports on tenant openings, landlord construction budgets, forecasts, and change orders via Salesforce, integrating with leasing, tenants, property management, and development.
Education & Experience
- Bachelor’s degree (BA/BS) and/or equivalent experience.
- Retail and restaurant experience is an absolute must, with a strong preference for regional mall and power center background.
- 7+ years of experience in retail management or design.
- 5+ years of construction project management experience.
- Knowledge of site‑work construction.
- Experience in multi‑story, mixed‑use retail/restaurant is preferred.
Other
- Attention to detail and accuracy with a keen eye for design and understanding of high‑end finishes.
- Ability to read and understand building plans with an in‑depth understanding of general construction means and methods.
- Proven track record of projects opened on time and on budget.
- Deep understanding of budget reporting, forecasting, and contracts.
- Strong understanding of project risk factors, including working knowledge of construction insurance and indemnity.
- Working knowledge of Google Suite (Docs, Sheets, Slides, Gmail), Adobe, Bluebeam, and Salesforce preferred.
- Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)
Compensation
Base Pay Range: $142,600.00 – $199,700.00. Actual placement within this range may vary based on relevant experience, time in role, internal peers, prior performance, business sector, and geographic location. The Company also offers competitive benefits for full‑time employees including paid time off, matching 401(k), and health benefits.
