WHAT WILL YOU DO?

  • Lead the execution of operational procedures and strategy for the assigned regional portfolio, ensuring the achievement of revenue and occupancy metrics, growth objectives, sales performance, asset quality assurance, customer service, retention and ensure alignment with company goals and objectives.
  • Provide operational and sales direction for Regional Operations Managers (ROMs) to ensure measurable KPI targets are achieved.
  • Deploy all aspects of asset management strategy, overseeing, analyzing, and developing upon the performance of facilities within the region.
  • Provide operational Pricing input for key stakeholders to maximize revenue and occupancy.
  • Partner with Construction Team to complete capital projects.
  • Oversee all aspects of Acquisition due diligence and post operational execution.
  • Present Key Initiatives to C-Suite and Corporate Departments.
  • Support marketing initiatives and ensure consistent brand representation.
  • Develop and implement sales and marketing strategies, develop strategies to enhance the customer service experience, drive customer satisfaction and identify opportunities for growth.
  • Address escalated customer issues and implement resolution guidelines.
  • Conduct performance evaluations, set and monitor goals, and implement development plans as necessary.
  • Support Regional Operations Managers with employee relations issues and oversee regional workforce planning and approvals under the direction of the executive team.
  • Oversee the deployment of training and education for ROMs and demonstrate strong mentorship abilities to support their success in their roles.
  • Foster a positive and motivating work environment that encourages teamwork, continuous learning, and a customer-centric approach.
  • Oversee financial performance and budget management including tracking, interpreting, and conducting budget reviews while monitoring revenue margins to maximize profits.
  • Run, analyze, and make recommendations regarding the performance of the facilities, including factors such as occupancy, delinquencies, and financial position.
  • Other duties as required.

WHAT WILL YOU NEED?

  • 5+ years’ experience in a regional leadership role managing a geographically diverse operation within storage, retail, hospitality, or food & beverage industries.
  • Facility management/maintenance experience with an understanding of capital management is required.
  • Proven business financials and data analytics proficiency within sales, P&L, and capital management.
  • Systems and technology savvy; experience using programs like Yardi, Site Link, and Call Potential are an asset. Proven confidence in alternative industry systems will be considered as well.
  • Advanced knowledge of excel, with comfort in all MS office suite products including SharePoint.
  • Strong communication skills with an ability to coach developing leaders and present to an executive audience.
  • Ability to lead and mentor a multi-unit team, with a focus on driving performance and development
  • A strategic mindset with the ability to identify opportunities for growth and improvement, and implement effective strategies
